Gonzalez & Jacobson Architecture presents a technical study of building envelope variations for Concept Homes’ housing project on plot UA-4-3 in Urb. Elviria, Marbella, Malaga.

When constructing a house or building, assessing project viability is crucial. This involves checking various parameters, especially the buildable square metres allowed by current urban planning regulations for the plot in question.

Aspects such as buildability, site coverage, and setbacks partly determine the project’s concept and building envelope.

Buildability refers to the constructible area, directly related to the plot size.

Site coverage defines the ground floor area the building can occupy, regardless of the number of floors.

Setback is the required distance from plot boundaries according to regulations.

For this project, as with many others, Gonzalez & Jacobson’s Marbella firm has considered and analysed these aspects, proposing an urban concept of 18 modules with a pool area, green spaces, and internal viability with direct access to homes. The plot has a real topographic area of 26,870 m2 with 40% coverage.
